Sustainability is the cornerstone of all Finnis Architects’ work. We look at how we can achieve the most sustainable dwellings possible by considering orientation, materials used, size of rooms, ceiling heights, window design, heating and cooling, floor construction, and passive solar potential.

We work across a variety of areas in Melbourne and have become extremely familiar with the local government planning process – in fact we consider this vitally important to all of our projects whether they are multi-residential apartments to residential housing and community housing to single dwellings. As architects, we believe that our role is providing design solutions that benefit the local community as a whole, and we enjoy working with developers and local governments who support this ideal. Unfortunately, over recent years we have witnessed an increasing discord between local planning regulations and community aspirations – sometimes to the point where the application of planning laws appears to contradict the objectives of local government planning policies such as Municipal Strategic Statements and other local government initiatives. We are firm believers in the benefits of post-occupancy evaluation – it’s a great way to gain specific knowledge from end-users of a project that can be applied to future designs. For our award winning retirement village development in Richfield (Richmond) we used a unique evaluation process, conducting interviews with owners and occupiers after each stage of the project. We discussed design attributes, their likes and dislikes and where we could improve. The information gained from these evaluations was incorporated in to future stages, resulting in a hugely successful project that has not only received positive reviews from residents but recognition from the UDIA – it won the state and national awards for Excellence in Aged Care in Australia. Our recent multi-residential apartment and single dwelling projects in Melbourne’s bayside and inner urban areas demonstrate that fantastic results can be achieved within small spaces – luxurious environments that offer generous proportions on relatively small footprints.
A modernist approach has enabled us to create clever additions and alterations to homes in the Albert Park, Middle Park and Brighton areas. These projects effectively economise space, while delineating the juncture between the old and the new – enhancing the aesthetics of both existing features and sculptured shapes of the contemporary built form. The words ‘housing estate’ conjure up a variety of images to different people, but at Finnis Architects we are using our multi-residential architecture expertise to challenge the status quo of Greenfields developments. One of our more recent projects in Gisborne is the design of over 90 new homes, which, unlike other homogenous estate housing, are all individually designed according to passive environmental principles such as orientation, solar access and natural light.
